SKYLINE PINNACLE DEVELOPMENT GROUP

FORT LAUDERDALE MIAMI PORT ST LUCIE NEW YORK & NEW JERSEY

We are a boutique development company, focusing on high-growth opportunities in Fort Lauderdale and South Florida, for mixed-use high density development.

Research is underway for our forthcoming strategies of expansion into the New York City and northeast New Jersey markets.

Our focus is on significant value-add strategies, in underutilized properties in high-density zoning situations. Our strategy focuses on residential-centered urban buildings with commercial ground floors. We consider acquisition and also partnership with existing property owners, including bespoke JV agreements. If you have a property you would like to sell, or you would like to partner with us on redeveloping your property, please contact our principal and founder, Joseph Marino, at Joseph@SkylinePinnacleDev.com.

Through our exclusive network of relationships with area attorneys, property owners, and others, we are the team you want on your side. We deliver exclusively maximizing strategies, through aggressive, density-maximizing strategies native to New York City development markets. The founder and principal is a native of the New York region and studied architecture in New York City at Parsons School of Design.

We welcome private financing relationships and strategies, and if you would like to join our highly-limited selection of private placement, please contact our founder.

OUR STRATEGIES

FORT LAUDERDALE

We are aggressively seeking underutilized properties in or near Downtown, including Flagler Village, Sistrunk, Flagler Heights, Sunrise Boulevard, Rio Vista, Tarpon River, and along major boulevards of Federal Highway, Broward and Sunrise Boulevards.

If you own a property in these areas, you may be sitting on a development potential far beyond what you know. A development partnership for high density residential may provide you far more income growth for your existing property than any other strategy, or than you ever expected of this property. If you own a property in these areas and would like to explore taking part in a partnership for development of high-density (high rise) mixed-use residential on your property, please contact us. Anywhere within one mile of Downtown is in our area of interest.

PORT ST LUCIE; ST LUCIE & INDIAN RIVER COUNTIES

We are aggressively seeking off-market sales of presently-agricultural land west of Port St Lucie, Fort Pierce, and throughout St Lucie and Indian River Counties. Our ideal tract has direct frontage on a public road and is larger than 5 (five) acres. If you have a tract like this, contact us if you would be interested to sell, or to partner on a redevelopment.

NEW YORK CITY AND NEW JERSEY

We are developing multiple directions of in-depth strategy for value-add opportunities in New York City and its environs, including unique existing industrial waterfronts, ground-up affordable housing in the south and west Bronx, not-yet-path-of-progress markets.

We are targeting the following for high-density residential development:

Existing low-density in Manhattan, existing mall and plaza surface parking in New Jersey markets (Hudson, Union, Essex, Bergen, Passaic counties), high density downtowns in region satellite cities (New Rochelle, White Plains), and existing low-density retail and industrial development across the region, including New Jersey Meadowlands and Bergen County arterials (4, 17, 46, 1-9), and other strategies.

The Skyline Pinnacle Difference

Our founder trained as an architect at New York’s Parsons School of Design. As a trained architect, he provides unique facility to maximize projects in a variety of arenas beyond other firms. Spatial and Architectural thinking provide the ability to bring maximization and density strategies which are well-known in maximal projects in other regions although uncustomary in Florida. Architectural thinking and knowledge provides a balance of the understanding of the opportunities that can be provided by the design of a structure and its space; It is not a matter of “what can be done,” but “how, if we arrange the project a certain way, we can do what we want.” This flexibility is core to the process of evaluating the potentials of, and conceptually planning, maximal projects in our marketplaces.
